A single-family residential subdivision proposal for Columbia Lake Road will go before the public May 7 at Fairmont Hot Springs Resort (Birch Room).

Regional District of East Kootenay (RDEK) board of directors April 10 passed the first two readings of Bylaws Nos. 2551 and 2552, which if passed will amend the Fairmont Hot Springs Area Official Community Plan and the Upper Columbia Valley Zoning Bylaw to permit up to 25 single family parcels to be created on property located at 6182 Columbia Lake Road (south of Coy’s Golf Course).

“The zoning would change the property from C2 to R-1 to support a proposed 17 lot subdivision,” explained Dave Rae on behalf of 1817796 Alberta Ltd., in a letter to the regional board.

“Sewage disposal would be onsite and it is proposed to obtain water from the Columere Park Waterworks system. Historically, the property was used for a hotel and campground and presently has a single family home located there. I also propose to briefly go over the results of the geotechnical report that was carried out on the site, which show a number of suitable building locations subject to foundation design criteria,” Rae outlined.

“The geotechnical report has identified buildable sites on the property, details of which can be managed through the subdivision process; rezoning from C-2 Service Commercial to R-1 Single Family Residential is a more appropriate land use on the west shore and consistent with neighbouring properties; and the applicant has committed to limit the development to a maximum of 25 lots,” stated the RDEK planning report.

The public hearing will be held May 7 at 7 p.m. at Fairmont Hot Springs Resort.
