Zoning approved for proposed 20-unit development

City of Cranbrook council July 10 adopted zoning and Official Community Plan (OCP) amendments allowing for the development of up to 20 dwelling units on an 11th Street South property.

The city received an application to amend the OCP and the Zoning Bylaw from Victory Arch Development for property located at 28-11th Street South.

Both proposed amendments were referred to the Advisory Planning Commission (APC) and the Ministry of Transportation and Infrastructure for comments.

The APC recommended approval of Official Community Plan Amendment Bylaw No. 4120, 2023 & Zoning Bylaw Amendment No. 4121, 2023 (28 11th Street S.), and the ministry advised they have no concerns with the proposed bylaws, noted a report to council by Santana Patten of Engineering and Development Services.

The permitted density will increase on the subject parcel from 33 units per hectare to 80 units per hectare (subject to the existing zoning).

The Medium Density Residential designation may include single family, townhouses, and apartments. These proposed amendments will allow for up to 22 dwelling units be developed on the site in the form of townhomes.

The current conceptual proposal is for 20 dwelling units in five townhouse-style four unit buildings, the staff report said.
