Rental scam reported in Fernie

On September 17, Elk Valley Regional RCMP received a report of a rental scam in the Fernie area, resulting in the loss of a rental deposit on a property.

The complainants, who are moving to our area, reported they had found a rental apartment property on social media, so they contacted the property manager, who provided additional photos and an agreement. The complainants could not see the property in person, as they were not yet in the local area.

“A deposit was forwarded as per the typical standard rental agreement. The property manager then ghosted the renters, and the social media listing disappeared. The complainants contacted their bank regarding the scam/fraud, and were asked to contact police,” reported S/Sgt. Svend Nielsen, Elk Valley RCMP Detachment commander.

“These situations are fairly common, unfortunately, for we have a number of international persons moving to our area for work,” he said, noting there are a number of things someone can do/consider to prevent being a victim of this crime:

  1. When browsing the listing, are there suspicious photos, no address details or inconsistent pricing given the area? A search of rental images can sometimes help as they are reused.
  2. When you apply for the property, was there an appropriate screening process, was too much information asked for or was arranging a viewing difficult with the manager? A big red flag.
  3. An open request for illegal deposits in advance with continuing demands, there is no standard lease agreement and did they ask you to use an unusual deposit method? Pushy demands for money in advance is a strong indicator of possible fraudulent activity.

“These events are sometimes difficult for police to investigate, as the suspects and accounts used can be based internationally. Your best method to avoid scams is to contact a local rental property manager /real estate company who can likely help point you in a safe direction or person to help you,” S/Sgt. Nielsen said.

There are several online sites available for free that educate renters on what to look for and how to avoid being a target of fraud.
